CALEDONIAN bets on green spaces: 3,000 m2 of gardens in its first offices

CALEDONIAN is entering the Office world creating its first promotion in this segment, which will be an unprecedented milestone as the developer and construction company of Madrid wants to transfer the essence of its unique residential developments to the business world, both in terms of technology, security, sustainability and energy efficiency as well as design, quality and uniqueness.

Famous for the constant search for the union between nature and the building, Kogan and his team will develop an innovative concept where functionality, minimalism, energy efficiency and the casting of materials between the exterior and the interior of the building prevail.

A cutting-edge structure

CALEDONIAN HQ will have three floors of underground parking with spaces of large dimensions (2.8 m x 5.5 m), parking spaces reserved for visitors, parking of bicycles and scooters, and take charge of electric cars.

There is a spacious and bright lobby/reception with all kinds of services similar to a five-star hotel, Access control, 24-hour security and a large lounge with furnished garden. Likewise, four diaphanous floors are projected, fully glazed and divisible for offices: a ground floor fully glazed and divisible by private garden, two floors-first and second – divisible and also glazed, and a double-facing glazed attic with private terrace and outdoor patio. On the attic floor there will be a roof top terrace for use by all tenants.

All this without forgetting the spectacular views of the Skyline of Madrid, the Monte de El Pardo, the Dehesa de la Villa and the sierra madrileña.

The most cutting-edge technology at the service of energy efficiency…

One of its great maxims is the use of light to look for that efficiency discussed above. All plants are fully exterior and all workplaces have the percentage of natural light required by the International Well Building Institute through large floor-to-ceiling windows and a double LED system that adapts to the circadian rhythm of the human body, the time and luminosity of the day and the amount of light projected on the work table.

But if for something CALEDONIAN differs in all his creations and, above all, in those made jointly with Marcio Kogan, it is in the use of the technology and the best finishes on the market to obtain a practically self-sufficient and self-regulated space that counts with the certification Leed Platinum: radiant floor and cold ceiling through geothermal and photovoltaic solar systems, air conditioning inaudible at low speed, a ventilation system with measurement of the level of CO2 for zones and renovation regulated by ultrasound, recovery of rainwater and greywater recycling, insulation by acoustic butyrals in Windows and sound cancellation systems, etc.

CALEDONIAN place above any thing the comfort and quality of life of all people living or, in this case work, in any of their promotions. For this reason, CALEDONIAN HQ will also be equipped with the latest technology in security, both in the access of people and vehicles, and with a private security service 24 hours a day.

In order to be able to access any stay, it must be done by means of a biometric fingerprint, also in the elevators. In the case of the parking lot, the Access will have automatic license plate reader and ultra-fast door, while, on a general level, the perimeter of the property will be flanked by a perimeter alarm with optical and thermal cameras.
